In-Progress Construction Inspection

While most builders prioritize quality construction, issues can arise in new homes and commercial buildings due to various factors. These include inadequate supervision, rushed timelines, design flaws, poor workmanship, and subcontractor issues. Additionally, weather-related challenges, like frost damage or water infiltration can impact the quality of work. 

Having an independent third-party inspector oversee the construction process offers assurance to project stakeholders, including investors, owners, and regulatory authorities that the building meets or exceeds expectations.

 

Progress Inspections

We typically recommend three progress inspections, tailored to the scope and complexity of your construction project. The schedule and frequency of these inspections can be adjusted based on specific project needs.

1.Foundation Inspection (Pre-backfill): This initial inspection verifies that the foundation has been constructed correctly, meeting all structural requirements. It checks for proper installation of waterproofing and foundation drainage systems, and ensures the main waste line is securely placed to avoid future sagging.

2.Pre-drywall Inspection: Conducted before the drywall is installed, this inspection focuses on the rough framing and structural integrity to confirm everything is correctly aligned and level. It also verifies that door placements align with the plans and inspects the installation of rough electrical, plumbing, and mechanical systems to ensure they comply with design specifications before being enclosed.

3.Final Inspection (Pre-closing): Performed just before the final closing, this comprehensive review ensures that all components of the home meet the construction standards. This inspection is ideally completed a few days before the closing to allow any necessary adjustments.

A detailed report will be provided after each inspection, documenting any issues discovered. These reports are valuable to your builder, helping to mitigate the risk of future costly repairs and rework. Builders often find these insights beneficial as they enhance the quality and efficiency of the construction process.
