Commercial Inspections

The Commercial Inspection is intended to give you, the client an understanding of the physical condition of the buildings and property in order to make an informed buying decision. The inspection is defined as the process of an inspector collecting information through visual observation during a walk-through survey of the subject property, conducting research about the property, and then generating a meaningful report about the condition of the property based on the observations made and research conducted by the inspector.  A commercial inspection requires the inspector to make observations, conduct research, and report findings. A commercial inspection is not a guarantee of any kind, nor is it a code inspection, a architectural or engineering service or an appraisal.

The Inspections objective is to provide a written communication describing the issues from observations made and research conducted by the inspector, which, in the inspectors opinion, are likely to be of interest to his/her client, and to enhance the client's information and knowledge about the commercial property to improve decision-making for buying, selling, and maintaining or improving the property. 

A Commercial Inspection is a non-invasive, visual examination of the internal and external, accessible areas of the property, performed for a fee, which is designed to identify defects within specific systems and components that are both observed and deemed material by the inspector. It includes the systems and components as can be found in InterNachi’s Commercial Standards of Practice such as the surface grading and drainage, roofing, exterior, basement, foundation and structure, heating and cooling, plumbing, electrical, fireplace, attic, insulation and ventilation, doors, windows and the interior.
