Builder Warranty Inspections

Pre-Occupancy Inspection
- Report any deficiencies as per Alberta New Home Requirements & Alberta Home Inspectors Standards of Practice
- Client orientation & guidance. (main shut-off valves, filter location, cleaning instructions, and more)
- Check to ensure all clients upgrades and changes have been installed as per the change orders on file.
- Send report to the builders office in any manner they choose such as E-mail, Dropbox or Construction Management Software.
- Optional: Trades-person notification and follow up. (follow up requires vendor and client sign-off)
2nd Inspection or service check
Between 1 & 3 months
- General cosmetic inspection (trim cracks, nail pops, etc)
- General maintenance inspection (door seal, filters, bathroom fixtures, etc)
- Client maintenance guidance.
- Report any deficiencies and/or client concerns.
- Optional: Trades-person notification and follow up. (follow up requires vendor and client sign-off)
3rd Inspection or service check
Between 10 and 12 months
- General cosmetic inspection (trim cracks, nail pops, etc)
- General maintenance inspection (door seal, filters, bathroom fixtures, etc)
- Client maintenance guidance.
- Report any deficiencies and/or client concerns.
- Optional: Trades-person notification and follow up. (follow up requires vendor and client sign-off)
4th Inspection or service check
Approximately 24 months
- General cosmetic inspection (trim cracks, nail pops, etc)
- General maintenance inspection (door seal, filters, bathroom fixtures, etc)
- Check for defects in heating, plumbing and electrical systems
- Client maintenance guidance.
- Report any deficiencies and/or client concerns.
- Optional: Trades-person notification and follow up. (follow up requires vendor and client sign-off)
5th Inspection or service check
After major storm or on client request
- General cosmetic inspection (building envelope, roofing wear, etc. )
- General maintenance inspection (building envelope only)
- Client maintenance guidance.
- Report any deficiencies and/or client concerns.
- Optional: Trades-person notification and follow up. (follow up requires vendor and client sign-off)
Final Inspection
5 year mark, just before warranty expires.
- General envelope inspection.
- Report on faults and required maintenance of the building envelope of the home.
- Client maintenance guidance.
- Report any deficiencies and/or client concerns.
- Optional: Trades-person notification and follow up. (follow up requires vendor and client sign-off)
