The previous post elaborated on the advantages for the seller concerning pre-listing inspections and reports. Although there are many advantages for the seller the agent also benefits greatly.
In a former post, I mentioned the state of disrepair in a home. I must admit, although it is biased, the state of the home that I walked through, not to mention the odours in the home, did unconsciously tarnish the hosting agents name. When I see the agent’s name, the home and its state immediately come to mind. I personally would have declined showing it.
Like I mentioned before, this could all have been prevented had the seller spent a little before it was too late. They could have sold the home instead of seeing the backs of potential buyers as they turned away. Even if the seller realizes their mistake those potential buyers will likely not return. Opportunities and time lost for all stakeholders involved!
